How Queensland transfer duty is actually calculated
Duty is charged on each $100, or part of $100, of the dutiable value, which is the purchase price or the market value, whichever is higher. It steps up in brackets rather than applying one flat percentage, so the rate on your last dollar is not the rate on your first.

An investment purchase is assessed here. So is a holiday house, and so is any purchase where nobody is moving in. The concessions further down only exist for people who will live in the property.
Which Queensland stamp duty concession applies to you
Queensland runs three separate concessions and they are commonly confused with each other. The one you get depends on whether you are a first home buyer, whether the home is new or established, and the date on your contract.

The home concession
For anyone buying a place to live in, first home buyer or not. It replaces the bottom of the general scale with $1.00 per $100 on the first $350,000, which is worth a flat $7,175 on any purchase above that. There is no value cap.

The first home concession
Stacks on top of the home concession for an established home. It subtracts up to $17,350 from the duty, which takes an established first home under $710,000 to nil. Above that it phases out and stops entirely at $800,000.

The first home new home and vacant land concession
From 1 May 2025, a first home buyer purchasing a brand new home, a new building contract or residential vacant land to build on pays no transfer duty at all, with no value cap on the residential portion.

What a first home buyer pays on an established home
The $17,350 concession does not taper smoothly. It drops in ten flat steps of $1,735 for every $10,000 of value between $710,000 and $800,000, which means duty jumps by $1,735 the moment you cross a step. Buying at $709,999 rather than $710,000 is a real $1,735 difference.

The step boundaries are set by value, not by what you offer. If a valuation comes in above the price you agreed, the duty is assessed on the higher figure, which can push you over a step you thought you were under.
Registration fees on top of the duty
Transfer duty is the large number, but it is not the only government charge at settlement. Titles Queensland charges a fee to register the transfer into your name and another to register your lender’s mortgage over the property. These are reindexed every 1 July.

$1,986.00 in registration fees
That sits on top of whatever duty applies, and it is payable whether or not you qualify for a concession. A first home buyer paying nil duty on a $500,000 new home still settles $1,986 to the titles office.
How to check your duty position properly
The calculator above gives you the number. These are the things that change it, in the order they tend to bite.

Confirm the property type, not the marketing
A home that has been sold once before as a residence is established, even if nobody moved in. That single fact is the difference between nil duty and the full first home concession ladder, so it is worth confirming in writing rather than assuming from the listing.

Check the date on the contract, not the settlement date
The 1 May 2025 rules turn on the date the contract is dated. A contract signed before that date runs on the older concessions regardless of when it settles.

Work out whether you are moving in, and when
The home and first home concessions require you to move in and live there. If circumstances change and you do not, or you rent it out too early, QRO can reassess and claw the concession back.

Add the duty to your cash position, not your loan
Duty and registration fees are paid at settlement out of your own funds. A lender will not lend against them, so every dollar of duty is a dollar less deposit, which moves your LVR and can move you into LMI territory.

Get the figure confirmed by your conveyancer
Transfer duty is legislated and assessed by the Queensland Revenue Office. A calculator estimates it. Your solicitor or conveyancer confirms it against your actual contract before you are committed.
Queensland stamp duty questions we get asked
Generally no. Duty is part of your cash to settlement, not part of the purchase price a lender is lending against. Some borrowers cover it by borrowing a higher percentage of the property value, which raises the LVR and usually brings LMI with it, so it is a trade rather than a free option.
