80% LVR
Below a 20% deposit, Lenders Mortgage Insurance usually applies. It insures the lender, not you, and it is either paid upfront or added to the loan. Principal and interest over the term you pick. Changing the frequency to weekly or fortnightly divides the same annual amount into smaller pieces, which is not the same as the old trick of paying half the monthly amount every fortnight.

Loan divided by property value. Under 80% opens the widest set of lenders. Between 80% and 90% brings LMI. Above 90% the list narrows sharply, and above 95% we are not aware of a lender writing Gladstone property.

What a calculator cannot work out for you
The arithmetic on this page is the easy part, and it is the same arithmetic every lender uses. What decides your application is everything the calculator has no way of knowing.

Whether a lender counts your income the way you do
Shift allowances, overtime, FIFO rosters, self-employed income and casual work are all treated differently by different lenders, and Gladstone has plenty of all four. Two lenders can look at the same payslip and reach borrowing capacities tens of thousands apart.
