Equity Release Loans Gladstone: Fund Your Goals Without Selling Your Home
Equity release for Gladstone homeowners. Access the value built up in your home for a renovation, an investment or a major expense, without selling.
Equity is the difference between what your home is worth and what you still owe on it. There is more than one way to access it, and the options are not equivalent. Coral Jacobs compares them across 70+ lenders and explains what each one costs you, now and later.
What you get. A clear comparison of the routes available to you, including the ones that reduce what passes to your estate, so the decision is made with the trade-offs in front of you.
The first conversation runs 30 to 45 minutes, costs nothing and commits you to nothing.
The routes to your equity are not equivalent
These sit on a spectrum. At one end you are borrowing and repaying as normal. At the other, you are giving up part of the value of your home.
| Option | How it works | What to weigh |
|---|---|---|
| Refinance with cash out | You refinance for more than the current balance and take the difference. Repayments continue as normal. | The simplest route if you are still working and can service the larger loan. Your estate is unaffected beyond the extra debt. |
| Line of credit against the home | An approved limit you draw on as needed, secured against the property. | Flexible, and you pay interest only on what you draw. Requires discipline: the limit is not income. |
| Reverse mortgage | A loan against your home with no required repayments. The interest compounds and the debt is repaid when the home is sold, or from your estate. | You keep living there. The balance grows over time, sometimes faster than people expect. Australian reverse mortgages carry a statutory negative equity protection, so you cannot be left owing more than the home is worth. |
| Home reversion | You sell a share of your home now, at less than market value, in exchange for a lump sum. | Not a loan, so there is no interest. You permanently give up that share of any future growth. Weigh it carefully against a reverse mortgage. |
A reverse mortgage or home reversion reduces what passes to your estate and can affect your pension and aged care position. Talk it through with your family and get independent legal or financial advice before committing. Coral will tell you when that is the right next step rather than the loan.
What lenders look at
Criteria vary by product and by lender, but these are the constants.
-
You own the property
Usually your primary residence, and usually with your name on the title.
-
There is enough equity
The property’s value less anything still owing on it. How much you can access depends on the product and, for reverse mortgages, on your age.
-
You can manage the ongoing cost
For a standard loan or line of credit, lenders assess your income against the repayments. Reverse mortgages work differently, but rates, insurance and upkeep still have to be covered.
-
The property meets lender criteria
Value, type and location all matter. Some lenders restrict certain property types or postcodes.
How it runs
- 1
Initial consultation
What you want the money for, your stage of life, and what you want to leave behind. That last one shapes the answer more than people expect.
- 2
Compare the routes
The realistic options for your situation, side by side, including the ones that reduce your estate.
- 3
Application
Prepared, lodged and followed up with the lender.
- 4
Approval and access
Funds can come as a lump sum, an income stream, or a combination, depending on the product.
- 5
Review
Revisited as your circumstances change, because a product that suits you at 62 may not at 75.
